A popular Fleurieu Peninsula cafe is up for grabs – but it’s not just the business prospective buyers will get if they purchase it.

The Middleton property at 25 Goolwa Rd also includes a three-bedroom home, a self-contained studio and two glamping tents.

The 2070sq m property that spans two titles is on the market for the first time since July 2016, but is offering a lot more this time around.

Owners Stevie and Ben Monfries have renovated the cafe, main house and studio over the years, as well as added the two glamping tents and additional infrastructure.

It was a big move for the pair who quit their jobs to move to Middleton and start the cafe, affectionately known as Pipi.

“We purchased it in 2016 and we came down here from Adelaide with the intention of opening a cafe,” Ms Monfries said.

“We stumbled upon this place and thought it was a great opportunity because it had a residence attached.”

It was a lot of work to get the cafe up and running – it took almost a year to open it from the time they purchased – but now it has become a local favourite.

“It was almost a blank canvas, it was a fair undertaking,” Ms Monfries said.

“Since 2016 we have just constantly put back into this property – it’s been really fun to see it evolve.”

The cafe is part of a 1800s French provincial-inspired cottage, the back half of which is a three-bedroom home.

Outside there is a veranda, grassed area, a cubby house and a pizza oven.

The separate studio has a kitchen, bathroom, two bedrooms and a deck, while the two glamping tents have their own bathrooms and areas with a sink.

Ms Monfries said they have enjoyed running the cafe and living at the property – both in the house and the studio over the years – but they were selling so they could spend more time with their three young children.

“It’s been really fun,” she said.

“We are now wanting to hand it over to someone else to enjoy.”

Selling agent Sam Oborn, of Harcourts Adelaide Hills, said it was a quirky property that had a lot of potential.

“They have a liquor licence and could trade at night time too,” he said.

“I’ve had lots of calls and inquiries.”

The property is being sold via an expressions of interest campaign.
