South Australia is home to some unique properties but none of them are quite as quirky as this one at Eden Valley.

The off-grid home on a sprawling 51.23ha block at 309B Moss Smith Rd has curves where standard homes would have straight lines.

From the soaring ceilings with both conventional pitched and curved structures to the rounded Zen garden wall with circular entry, it’s far from your average house.

It’s this design that’s expected to attract househunters, with the property listed for sale between $795,000 and $825,000.

Selling agent Mark Watkins, of CE Property Group, said you would be hard-pressed to find another property like it.

“It’s certainly one-of-a-kind,” he said.

“It’s the combination of leadlight and raw timbers, and just it’s unique design and construction that make it stand out.”

The home, which was built in 2009, has three bedrooms, one bathroom and a mezzanine above the main living area.

Its open kitchen, living and dining room is the centrepiece of the home, with double doors opening onto an alfresco area that has panoramic views.

The ceiling of varying heights, twin octagonal leadlight windows and bookleaf stonework are standout features inside.

Outside, there is the courtyard with feature curved wall and a pond, an aviary or chicken house and a fruit tree enclosure.

Meanwhile, an American-style barn has a large shed with roller door and an additional living area with kitchen, bathroom and a bedroom.

Totally off-grid, the property has solar and batteries, multiple rainwater tanks and plenty of space to run stock.

Mr Watkins said alpacas were currently grazing on the land.

“It’s very low maintenance,” he said.

“I’d term it light grazing – you could run any stock through it but not on a major scale.”

He said while appealing to many, it would only suit a certain type of buyer.

“I think there will be a lot of people who will be curious and inquire,” he said.

Mr Watkins said while it was secluded, it certainly wasn’t isolated.
