Only two years ago, this Parkside character home was ripe for renovation after being held by the same family for a number of decades.

Today, 91 Alfred St is brimming with contemporary luxury, following a jaw-dropping renovation that could see the property set a new residential sales record.

While the property has been listed without a price guide, selling agent Sally Cameron, of Toop and Toop, said she expected the final offer to eclipse the current record holder, 10 Porter St, which sold for $3.7m in 2021.

“I foresee that (the sale) will set a new price record for Parkside,” she said.

“Interest in the home has been incredible and we had in excess of 60 inquiries (in just four days), with the same number expected to attend the first open.

“It seems to appeal to quite a broad target market, including downsizers and families, so we expect it will do very well.”

Vendor James Kitson, who has been flipping homes for a number of years, said the Parkside renovation, which was only completed this year, was his crown achievement.

Due to Covid, he said he spent more time and money than initially anticipated, with the end result making him question whether he wanted to sell at all.

“I’ve done three or four smaller projects before but due to Covid, I thought I’d have a decent crack at it and put a good two years into it to create something really amazing,” Mr Kitson said.

“It’s also allowed me to stay in my own house for a couple of years and I actually really love it there, it’s such a great neighbourhood.”

Mr Kitson said the home had been renovated with entertaining in mind, now boasting five spacious bedrooms, three bathrooms and a natural-light filled open-plan living area.

A designer kitchen comes with fully integrated appliances, while outside, a salt water chlorinated pool and a sunken outdoor dining pavilion, complete with a gas barbecue and sink, will impress.

“Personally, I love the flooring. I think it’s a bit of a point of difference as it’s solid oak all the way through,” Mr Kitson said.

“The whole process took a good month-and-a-half, so for me, that’s probably the biggest transformation, and the fact that the home, almost by accident, has become a really good night-time entertainer because of all the lighting.”

Mr Kitson said adding a pool was also a must.

“I hadn’t even settled on the property and I had already organised a pool quote,” he said.

“Pools used to be a luxury but now, they have almost become a necessity and at this sort of price point, you’d expect there to be one.”
