West Lakes home raises the bar for non-waterfront houses – realestate.com.au

Waterfront properties in West Lakes often fetch eye-watering prices, but one slightly further back from the water has sold for a price that would rival many of those.

The renovated 1980s-built property at 14 Hawaii Court was snapped up for $1.6m at the weekend.

Property records show it’s the highest price paid for an existing house in the coastal suburb that’s not on the water.

It knocks 13 Birkdale Grove, which sold for $1.55m in 2010, out of the top spot.

Ray White Port Adelaide agent Rick Schultz, who sold the four-bedroom property with Rocco Monteleone, said the sale marked a big milestone for the area.

“This is the highest selling house in West Lakes that is not on the water, so we have broken a suburb record,” he said.

“It’s set a precedent for West Lakes.”

Mr Schultz said it attracted a lot of interest throughout the campaign, with more than 10,000 views of the online listing and 80 groups inspecting it, while about 100 people attended the auction and five registered to bid for the 677sq m property.

Bidding stopped at $1.3m and Mr Schultz negotiated an extra $300,000 afterwards but still under auction conditions.

He said the sellers, who are returning home to the Barossa, spent hundreds of thousands of dollars renovating the property, which was ultimately what made it so popular.

“(West Lakes has) got the early 2000s renovations in there and they’re around $1.1m, but nothing has been renovated to the latest trends or standards like this,” he said.

Mr Schultz said a downsizer secured the property.

According to property records, the house last sold in December 2021 for $1,023,326.

Latest PropTrack data shows West Lakes has a median house price of $855,000.
