On a 1080sq m block in the heart of town and listed with a $189,000 guide, it is offering a prime piece of real estate at an affordable price.

Selling agent Malcolm Lewis, of Ray White Mount Gambier, said it would require “enormous work and attention” but most people so far showing interest were keen to keep the house.

“Inquiry has been huge, we’ve got probably three offers sitting there thus far,” he said.

“The majority of inquiries have definitely been to salvage the little house and then look at their options to build another at the back.”

The building has two rooms, or bedrooms, with scope to reconstruct another, as well as an open living-type area, a kitchen, a partially gutted bathroom and a laundry.

Mr Lewis said it was believed to have been built as a house then later turned into an office space.

The property was on the market for a few months last year with two neighbouring sites, all three of which are owned by an international company.

Mr Lewis said they decided to offer just the house to the market this time.

“We were struggling for a buyer to take on the three allotments at a much higher cost,” he said.

According to property records, the owners purchased the three neighbouring properties in 2006.

Mr Lewis said they hadn’t touched the house.

“It’s just sat there for at least 20 years,” he said.

The property comes under the ‘urban activity centre’ zone so Mr Lewis said it could be used for both residential or commercial use.

According to PropTrack data, Mount Gambier’s median house price is $383,000 and has climbed 34.1 per cent in the past year.
