Build on high: elevated house and land packages hit Airlie market – realestate.com.au

House and land packages have been announced for a major subdivision on the highest remaining zoned land in Airlie Beach, as supply in the area remains tight.

The Airlie Summit development by Alder Developments has approval for the creation of 89 new residential and apartment lots, all with sea and island views.

Alder Developments general manager Greg Tupicoff said the house and land packages were entering the market at the right time as the industry struggled to keep pace with demand and home buyers navigated a lack of available builders and extended lead times.

“Never before has Australia seen such high demand for home building coinciding with material sourcing and labour shortages – all lingering effects of the pandemic,” he said.

“Add to this the reports of industry instability, and it is understandable that prospective buyers may be nervous about committing to a new build and deciding on a builder to work with.

“By working closely with reputable construction professionals, homeowners can mitigate many of these challenges.”

Mr Tupicoff said while some buyers were opting to engage their own architects to build their dream homes at Airlie Summit, others preferred to remove the guesswork.

“Purchasing a house and land package is a convenient and affordable option for building a new home, and in the current market we wanted to support our buyers by providing them with this opportunity,” he said.

“We’ve designed a range of homes to complement the unique blocks of land (at Airlie Summit) and have already gone through the approval process buyers need to start building.”

Alder Developments has so far teamed up with local builder IntegraBuild and G.J. Gardener Homes to offer a selection of house and land packages.

An example of the IntegraBuild offerings is a four-bedroom, two-bathroom, double garage home on a 1704sq m block of land, selling from $1.5 million, while the G.J. Gardener Homes packages start from $1,692,500.

IntegraBuild director, Ron Lust said Airlie Summit was a welcome addition to a market desperate for more housing.

“The pandemic has propelled the construction industry in North Queensland, and Airlie Beach in particular is seeing significant demand as people are seeking an affordable way to achieve a more balanced lifestyle,” he said.

“There is limited opportunity to build new housing along the coastline and this is especially the case in the Airlie Beach area.”

Alder Developments is negotiating pricing with other local builders and will release a further selection of house and land packages.
