More than 40 new homes to be built in $25m residential subdivision at Sellicks Beach – realestate.com.au

Construction on a $25m residential subdivision at Sellicks Beach that will include more than 40 allotments for new homes is tipped to begin next year.

SA developer Citify Group expects to start building its 6.2ha masterplanned community Sellicks at 69 Justs Rd in the second quarter of next year.

It comes after the Environment Resources and Development court approved the land subdivision late last month.

It will include 42 residential allotments ranging from 849sq m to 1049sq m, with prices starting at $395,000.

Those who purchase an allotment will be able to choose their own builder.

Citify managing director Joel Wilkinson said they hoped many of the buyers could start building their new homes late next year.

“The planning approval means we can now begin civil works in earnest, with the aim of finalising the land subdivision by the second half of next year so residents can begin building their dream homes,” he said.

About a 50-minute drive from the city and close to the world renowned McLaren Vale wine region, Mr Wilkinson said Sellicks Beach offered a rare lifestyle opportunity.

“Beachside allotments of this size and quality south of Adelaide are becoming harder to find and we have already received strong expressions of interest, with half the blocks already sold or on hold,” he said.

“Sellicks Beach has everything residents need to live the ultimate beach lifestyle and with features including ocean view and vine view allotments, elevated positions, ample room for boats and caravans and more, we expect remaining allotments will sell quickly.”

A childcare centre on the site for 98 children received planning consent from Onkaparinga Council in November, while a medical centre and shops are also proposed.

Real Estate Institute of South Australia chief executive Andrea Heading said considering living further away from the city could be an easier and more affordable way of securing a property in Adelaide’s competitive market.

“Just as long as it’s got the infrastructure to support it around,” she said.

“What you don’t want is to move into a development that doesn’t have anything around you because it defeats the purpose of going out that far.”

She said Sellicks Beach and its surrounding areas were growing and already had schools, shopping centres and medical facilities, while the Southern Expressway made it easy to access the city.

“I think you’ll see more of those developments as well because of the available land that comes up,” Ms Heading said.
