Rev your engines and saddle your horses, this Karoonda lifestyle property is a bargain buy you don’t want to miss.

Within commuting distance of Murray Bridge and just an hour-and-a-half from Adelaide, 158 Garrick Bore Rd has been listed for sale with a price guide of just $240,000 – $430,000 less than the median Adelaide house price.

It is also a steal when compared to house sales in Murray Bridge and Mount Barker, where homes settle for around $350,000 and $600,000, respectively, according to PropTrack.

Selling agent Nathan Bolt, of Professionals Murray Bridge, said the 8.5ha property was undoubtedly a bargain for buyers looking to escape the rat race.

“It hasn’t been on the market for long but we’ve already had a couple of inquiries, including from locals and one from Adelaide looking for a getaway from the city,” he said.

“I would think the property would be a perfect weekender as it would be ideal to run some animals, horses or even dirt bikes.

“The house itself does need a bit of love so would need someone to put a bit of time and effort into it but that’s something you could do while you live there.”

Mr Bolt said the home was owner-occupied and encompassed two bedrooms, one bathroom, a kitchen and dining space, and a separate main living area with a fireplace.

The home is connected to power and draws water from a functioning bore and rainwater tanks.

A large shed is also included and the property is fully fenced.

Mr Bolt said the property could appeal to investors seeking to capitalise on a growing need for rentals in the Murray Mallee Region.

This includes in and around Galga, where mining company Murray Zircon plans to commence work later this year.

The site is expected to employ over 100 workers.

“Once they open, there will be a call for rental properties, I would imagine as they will need homes for their employees,” Mr Bolt said.

“Galga is only about 30 minutes from the house so this property could easily be rented out for a good return.

“Lifestyle properties, in general, have been very sought after since Covid so I expect that most of the interest will come from buyers looking to escape the rat race, even if it’s just for the weekend.”
