Having spent years crawling the seas for lobsters, Kym Talbot knew he had stumbled across a unique parcel of land when he saw a slice of Southern Ocean-frontage listed for sale almost four decades ago.

The 2023sq m of land at 566 Pelican Point Rd, Blackfellow Caves, not only provided the perfect backdrop to build a family home, but it was perched on a private ocean outlet that created its own environment for some of the best fishing in the state.

From the famous southern rock lobster to a variety of the best eating line fish, Mr Talbot said seafood dinners were always aplenty, no matter the time of year.

“We’re about 60m from the beach … and when you throw a line out there, you’ll quickly catch whiting, snapper, mullet and when you got low tide, you can walk out to catch your lobsters,” he said.

“So, Christmas dinners are always sorted.

“When we first moved here, it was just a scrub block with a two-wheel track up to it.

“Now, of course, it’s all been developed but it’s still a special place for fishing, as no one can built around us.

“It’s all under coastal protection and the next house is 1km away.”

Having enjoyed the property for nearly 37 year, Mr Talbot and wife Liz are now selling the property via expression of interest, with the listing including a three-bedroom, two-bathroom home, built to withstand coastal weather conditions.

A huge deck overlooks the ocean, while no less than five garages offer plenty of room for vehicles, including a caravan of fishing boat.

The home also features 16 solar panels to keep power bills low, while 66,000L of rainwater supply the house year-round.

Mr Talbot said he believed their home offered buyers something unique.

“You get views from every window, except the toilet,” he said.

“We still walk up the beach every morning and at night, we watch the echidnas go past, as well as rabbits and kangaroos, so there’s a lot of wildlife here as well.

“It’s a very unique spot.

“We don’t really want to sell but age catches up with you … so now that we’re both in our seventies, the time has come to move closer to Mount Gambier … even if it means having to get used to having neighbours for the first time in our lives.”

Selling agent Peter Dempsey of @Realty said interest in the property had been strong with both local and interstate buyers’ expressing interest.

“We’ve had interest all the way from Phillip Island, Ballarat, Melbourne and a couple from New South Wales, as well as people from Adelaide,” he said.

“They are all private buyers. You can’t develop the land, so you’d buy what’s here.”

Expression of interest close February 2.
