From Botanic Gardens-like grounds to historic outbuildings and a custom-built residence, there’s plenty to love about this Upper Sturt lifestyle estate.

It also includes a luxurious two-bedroom granny flat that, after recent changes to ancillary dwelling laws, could provide future owners with a profitable rental return.

The impressive 1.66ha estate at 150 Sturt Valley Rd has been listed for sale for the first time in 10 years and vendor Andrew Crowson is first to admit it offered plenty of intrigue to even the most conscientious of buyers.

This, he said, included saving on mortgage repayments, with the granny flat currently tenanted for $423 a week, providing an annual income of at least $22,100.

In October this year, the State Planning Commission approved granny flats as suitable rental lettings in a bid to curb the state’s rental shortage.

Granny flats had previously only been allowed to be leased to immediate family members.

“It’s a beautiful residence with two bedrooms and one bathroom and, looking at photos, it’s actually hard to distinguish which is the big house and which is the granny flat, “Mr Crowson said.

“It has polished concrete floors, beautiful lanterns hanging over the stone bench in the kitchen and there’s also a double fridge so it’s definitely more than just a teenage retreat.

“It’s more like a contemporary apartment and anyone would be happy to live in it.”

The main residence, custom built by Medallion Homes in 2007, is equally impressive, featuring four bedrooms, two bathrooms and both formal and informal living spaces.

Ideal for family living and entertaining, the home is also surrounded by manicured gardens, which create a Botanic Garden-like setting.

Mr Crowson, who purchased the property in 2012, said much of the past decade had been spent on ‘terraforming” the gardens as they stand today.

He said much of the land had been overgrown with blackberries, while other parts were covered by gravel and bitumen to keep weeds in check when the site housed the former Blows Brothers Nursery.

“When I bought the property, we deconstructed all the nettings and poles (from the nursery) … and terraformed what was here,” Mr Crowson said.

“We put fountains in the front and back, a good kilometre of hedging, a formal garden at the front and something less formal out the back, as well as a beautiful little vegetable garden.

“But what I think is most impressive is that my 83-year-old mother Faye looks after the entire garden on her own as I now live in Singapore.”

Best offers for the property are due by 10am on November 7.
