A two-bedroom apartment is up for grabs in the sold out $74m ‘Flow Residences’, where buyers include surfing world champs Joel Parkinson and Mark Richards.


IF you missed out on an apartment in Queensland’s fastest selling beachfront tower, now’s your chance to be neighbours with a surfing champion.

The $74m ‘Flow Residences’ in Coolangatta’s Rainbow Bay is approaching settlement, more than two years after its 22 luxury units sold out in record time during the height of the Covid lockdown.

Champion surfers Joel Parkinson and Mark Richards were among the off-the-plan buyers, as was Brisbane-based developer Brendan Tutt of Tessa Group, who has decided to re-sell his two-bedroom apartment.

Jayde Pezet of KM Sales and Marketing said the property was one of only three, two-bedders in the project and was looking for buyers in the $2m range.

“(Flow is) seriously going to be generational,” Mr Pezet said. “Given its location, you can’t replicate it. It’s spectacular.”

The 13-storey development by avid surfer Paul Gedoun of S&S Projects includes a two-level penthouse, which he has decided to keep for himself.

The penthouse was advertised for $10.5m when the project was launched in 2020, but Mr Pezet said it would likely fetch at least $18m in the current market.

Of the buyers of the rest of the apartments, 65 per cent were Queenslanders, with most from Brisbane.

NSW residents bought seven apartments and one buyer, a lawyer relocating to the Gold Coast with his young family, hailed from California in the US.
He also bought the penthouse in S&S’s ‘Awaken’ project down the road for $8.15m in 2021.

Amenities in ‘Flow Residences’ include a surfboard preparation room, personal surfboard lockers, as well as the usual pool, steam room, and gym.

‘Flow Residences’ in Rainbow Bay was a sellout success when it launched in 2020.
