Vendor Paul Bulley said the property had served as a private wilderness retreat for well over a decade but it was time for an investor to capitalise on the site’s immense “tourism potential”.

“The views are just as good as you would get from the Southern Ocean Lodge that will reopen this year … but right on the boundary, you also have the amazing blow hole and of course, there’s a private seal colony that lives here,” he said.

“There are also rock pools to swim in and it’s a great spot for fishing and the rocks are just full of greenlip abalone.

“For the past 15 years, we’ve just been cooking them up then and there on a barbecue and I don’t think there would be many places like this in Australia where you would have access to such fresh seafood.

“So it’s been a great place for our family to visit … but we now have two young girls and not much time to spare and decided it’s a good time to sell with so much renewed attention on Kangaroo Island.”

Michael Barrett of Century 21, who is selling the property with Richard Royle of Cullen Royle Property and Advisory, said lifestyle properties on KI – particularly those with tourism potential – were hot commodity among local and interstate investors.

According to PropTrack, property prices on KI rose by 17.1 per cent over the past year and 74.5 per cent since the 2020 bushfires, which saw 38 per cent of the island burned, including the soon to be reopened Southern Ocean Lodge.

“There’s been a real take up of KI properties over the last 12 months to two years, but, much like Adelaide, stock remains low even though the demand is there,” Mr Barrett said.

“As a result, when properties come to the market, we get a bit of a FOMO (fear of missing out) scenario, where people from all of Australia reach out and as a result, properties (and sale prices) travel quite well.”

Mr Barrett said properties like Eagles Nest were in particularly hot demand.

“Properties like that don’t come to the market very often, especially ones that have development approval,” he said.

“I’ve already had a chat with a prospective buyer from Sydney over the weekend who got in touch because he can see the potential.

“We’ve also had interest from a range of other buyers, so we’ll have to wait and see who it will sell for and for how much.”

The property is being sold via and expression of interest campaign.
