“All the hard work has been done, including all the wiring, plumbing and a new kitchen,” he said.

“The problem is, it’s really hard to get tradesmen to come out to finish things off, so it really needs someone who is a bit handy to do that but there really isn’t that much left to be done on the inside.

“Of course, these things suit some more than others but there’s real potential here.”

“You could easily turn it into tourism accommodation or a bed and breakfast,” he said.

“It’s on the gateway to the Flinders Ranges and Melrose, which is popular with mountain bikers.

“Wilmington is also a really nice quiet town and there’s a lovely cafe just across the road.

“Of course, you could live in it too, which is what the vendor intended to do but his work commitments have changed.”

Mr Hogarth said buyer interest was gaining momentum.

“At this price, we’re getting good interest, so it will be interesting to see what it will sell for,” he said.

Wilmington is located in the Mount Remarkable council area, which has a median house price of $215,000, according to PropTrack.

The area has recorded house price growth of 15.3 per cent over the past year.
