Built circa 1900, Cowandilla House at 272 Sir Donald Bradman Dr has come to the market for the first time in 11 years, with the sale, according to vendor Sue Nolan, including a friendly ghost in the form of a young girl.

“I have a friend who is into ghosts and she told me that there’s a little girl (ghost) here,” she said.

“When I looked into the history of the home, I found that there was a little girl who died here.

“She was the daughter of the man (Turner) who built this house and I actually found a tiny pair of little girl stirrups in the garden when I moved here, all rusted, and that would have been from her little pony.”

While the idea of a ghost may frighten some, Ms Nolan said the girl had been no bother and only added to the property’s rich history and multi-function use.

“It was built by Turner, who ran a slaughterhouse down the road, as a family home but interestingly, he built it much smaller than he wanted because he ran out of bricks,” she said.

“Later on, the first (West Torrens) council meeting was held here … and over the last few years, it’s served as an aged care training facility.”

Set on 1104sq m of land with a 28m frontage, the property is zoned General Neighbourhood but has been approved by the council for commercial use.

It means, buyers looking to acquire the property as a home will have to get it reclassified for residential use.

As it stands, the building features four bedrooms and two living spaces or four separate offices and two communal working spaces, depending on the preferred use.

There’s also a good-sized kitchen with plenty of cupboard space and a roman-style bathroom with pink granite.

Outside, a paved entertaining area and landscaped gardens await.

Selling agent Sylvie Clarke, of Smart Home Vision Victor Harbour, said buyer interest was diverse.

“It’s been quite a mix. We’ve had people looking at turning it back into a residence, while others are interested in it for commercial use,” she said.

“Both options are viable but one will need council approval but it’s definitely doable.

“I think the home appeals because of its location. It is located just minutes to the city, Henley Beach, local shops, cafes and restaurants.”

The property is being sold via expression of interest.

Cowandilla has a median house price of $747,500, according to PropTrack.
