CONTROVERSIAL Block bidder and so-called ‘Mr Lambo’ Adrian Portelli has smashed the record for Melbourne’s most expensive apartment, splurging $39m on a luxury penthouse that will be used as a weekender.

The multi-millionaire property investor and director of promotions business, LMCT-Plus, will spend another $6m customising the 1200 sqm sky home and have a luxury car craned in to the 57th floor as an “art piece”.

The penthouse is currently a concrete shell sitting atop the new ‘Sapphire by the Gardens’ twin-tower development on LaTrobe Street in the CBD, which is still under construction.

Mr Portelli, 34, said he made the decision to buy the apartment the same day he saw it because it was “a blank canvas” and for “the security factor”, but it won’t be his permanent home.

The penthouse spans a whopping 1200 sqm, with incredible views over the city.


He spends his time between Melbourne and the Gold Coast, preferring a laidback lifestyle.

“I don’t like city living,” he said. “This will probably be a weekender.”

Mr Portelli is already working with Cox Architecture to design the fitout, which is likely to include four bedrooms, a cinema, an indoor pool, multiple kitchens, and a cigar bar.

“It’s going to be next level,” Mr Portelli said.

One of the other selling points was the direct link to the second tower in the development, which will house a five-star Shangri-La hotel with a hotel bar with a see-through floor inside a golden sky bridge linking the two towers.

“I’ve got a lift from my apartment that goes directly to the bar,” Mr Portelli said. “I think that’s what sold me.”

Rumours have been swirling for months about the sale of the property, which is one of the biggest apartments ever built in Victoria.

The previous apartment sale record in Melbourne was held by a $38m off-the-plan sale at Australia’s future tallest tower, the STH BNK by Beulah in Southbank.

Mr Portelli is slowly making the transition into property development and investment full-time, with about 20 developments underway across the country.

His projects include four childcare centres in Perth, and 10 houses to be built under the NDIS in Sydney.

LMCT-Plus’s latest home giveaway on the Gold Coast was recently drawn, with the winner choosing to take $1.8m in cash over the Sanctuary Cove house.

He has also teamed up with Gold Coast influencer and businessman Troy Candy to release a pre-mixed vodka brand called Gee Up.

Mr Portelli made headlines late last year when he made the opening bid for Omar and Oz’s property on The Block.

Soon after, he was revealed as the buyer of another Block home –— Ankur and Sharon’s house — for $4.25m.
