Demand for Auckland CBD rental properties has skyrocketed by 900% over the past six months, one property management company says.

In March an average of five potential tenants viewed each rental property, but the average had increased to 50 per viewing by August, figures from Impression Real Estate showed.

The agency managed over 1000 Auckland rentals but specialised in the CBD, and its chief executive, Rishabh Kapoor, said the surge in demand had led to a chronic shortage of stock in the CBD.

One of the drivers for the increase was people whose homes were damaged in the floods and Cyclone Gabrielle earlier this year, he said.

“What we have noticed is that many people have decided they no longer want to live in properties that have large sections or are adjacent to hillsides and could be vulnerable to slips or flooding.

“So they are moving into the CBD, which they consider safer when it comes to weather events.”

That, combined with the return of migrants who wanted to live in the central city, had caused a spike in demand which outweighed rental supply, he said.

“While demand has eased slightly now, supply remains tight. In September last year we had 80 up to 100 rental vacancies in our CBD portfolio, and now we have 16 to 25.”
