Record-breaking sales push Tas property to new heights

A UNIQUE Hobart Eastern Shore property has landed in the No.1 spot in two year-end performance charts. And it was among the top 10 in another category.

The high-end home in question is No.274 Acton Dr in Acton Park.

The property made headlines when it stormed to the top of realestate.com.au’s national most-viewed home charts, notching over 19,000 clicks in a week.

Over the course of its campaign, the contemporary stunner collected some 37,000 views, good for No.1 in Tassie throughout 2022.

It was also a record breaker price-wise.

No.274 fetched $3.9m when sold to internationally-based buyers with ties to Tasmania. This was the sixth highest single dwelling price of the year.

It was also No.1 one when ranking record-breaking sales by the percentage of difference between the 2022 sale and the previous most expensive sale.

In Acton, the number was eye-watering. The previous Acton Park price benchmark was $1.8m — a difference of 117 per cent.

Property representative at Nest Property, Todd Pepper said this spectacular Acton Park home impressed everyone that inspected it.

“One person said that it was among the best homes they have ever seen,” he said.

“The architectural style of the design is contemporary and industrial, but softened by the timber features in the living area, study and bathrooms.

“It is sophisticated, spectacular and truly amazing.”

In the past few days, a neighbouring home at No.270 Acton Dr has hit the market, and given the huge level of inquiry it has attracted, it could be right up the top of the charts come the end of 2023.

No.8 Casuarina Dr, Summerhill was sold for $1.502m by McGrath Launceston.

No.60 New Ecclestone Rd, Riverside.


The second best 2022 result was recorded in the north of the state at Summerhill, just outside of Launceston.

PropTrack figures revealed a 70 per cent increase between an $885,000 sale in 2018 and the 2022 sale of No.8 Casuarina Dr, which sold for $1.502m.

In the bronze medal position, a Riverside home at No.60 New Ecclestone Rd pushed the suburb record from $1.265m up to $1.925m — a 52 per cent increase.

In 2021, a Hadspen home set the bar at $1.62m. That benchmark was broken by No.18 Glenmore Dr, which fetched $2.325m, a 44 per cent increase.

No.3 Joshua Pl, Montello.


Rounding out the top five was a record-breaker in a North West town about 2km from Burnie.

No.3 Joshua Pl, Montello was sold for $1.35m, which was 42 per cent higher than the previous high sale, $950,000, recorded in 2020.
