IN a position described as “where city meets country”, this property was the best sale in Tassie this week.

No.48 Russell Rd, Claremont stretches over 28ha, and was sold by PRD Hobart property representative Julian Stepik.

The property fetched $1.95m, per realestate.com.au.

Mr Stepik said No.48 was last purchased over 50 years ago.

“In the past, it has been used for chicken, egg and pig production. Production ceased in the late 1970s,” he said.

“The property attracted a good number of inquiries, varying from families who wanted space to developers looking to build more dwellings.

“Some people were looking to use the sheds for storage while others were simply curious as to what the property was like.”

Mr Stepik said No.48 had been purchased by a local, but he did not know what their plans were for it.

The almost 70 acre property is located on the edge of Claremont, about 11 minutes from Glenorchy or 22 to Hobart.

The land varies from cleared to gently sloping to steep and heavily wooded.

There is a dam and it is connected to the town’s water supply as well.

Parts of the property offer spectacular views over Glenorchy and the Derwent River.

A three-bedroom brick veneer house has been repainted inside and it has new floorcoverings.

There are several farm sheds, one of which is quite large, and a double carport.

Three phase power is connected to this carport and the adjoining shed.

Meanwhile, Real Estate Institute of Tasmania statistics show sales in excess of $1m got off to a slow start to the year, before lifting.

In the March quarter there were 175 home sales at this level, then in the June quarter there were 223.

Across the state, 207 of those June quarter sales were above $1m, 11 above $2m, four higher than $3m and one in excess of $4m.

Sales in the south made up about 76.2 per cent of the total sales, followed by the north region (14.3 per cent), northwest (6.7 per cent), east (2.6 per cent), and the west did not have a sale at that level.
