A renovated character home’s million-dollar sale has smashed Albert Park’s residential sale price record by $200,000.

The 1950s sandstone-fronted house at 52 Botting St was snapped up for $1.21m under the hammer at the weekend – more than double the $565,000 it fetched in December 2021.

Its sale has raised the bar for the suburb, with property records showing the home at 67 Gordon St previously had the highest single house price after it changed hands for $1.01m in March.

There are several other houses that have sold for more but they were purchased with one or more others, the data shows.

Selling agent Thanasi Mantopoulos, of LJ Hooker Mile End-Woodville, said a young couple secured the four-bedroom home at auction, which attracted about 250 people.

“The people who bought it are moving back to Adelaide from Western Australia”, said Mr Mantopoulos, who sold the property with Justin Peters.

“It was a strong, steady auction.”

Mr Mantopoulos said there were nine registered bidders, three of which made offers, while almost 180 groups attended five open inspections throughout the campaign.

“By the end of the first week it was up to 130 groups,” he said.

“Good quality homes are still getting really good prices.”

While many of the houses’s original features have been retained, including original Art Deco ceiling roses and front sash windows, it has been completely transformed in an extensive renovation.

All four of its bedrooms, a lounge room and a shared bathroom are in the front half of the home, while an open living area with kitchen and butler’s pantry is at the rear.

The living area flows through sliding glass doors onto an entertainment deck that overlooks the backyard.

The rest of the property’s 696sq m footprint is dedicated to a landscaped garden, which surrounds a fire pit area with built-in seating, and a studio with deck.

According to PropTrack data, Albert Park’s median house price is $632,000.
